Are these calculators loan quotes?
No. They provide planning estimates based only on the figures you enter. They are not disclosures, approvals, rate locks, or commitments to lend.
How does the HELOC payoff planner work?
It applies the entered annual rate as a monthly rate to the current balance, rounds each month to cents, subtracts interest from the planned payment, and applies the rest to principal. It assumes no new draws or fees and an unchanged rate.
What does the refinance recast estimate show?
It applies the custom principal amount after the selected regular payment, then estimates a new required P&I by re-amortizing the remaining balance across the loan’s remaining original term at the same fixed rate. The servicer must approve and process an actual recast; eligibility, minimums, fees, timing, and the effective payment date vary.
Why can the final payment be different?
HELOCs may accrue interest daily, use a variable rate, allow new draws, or calculate minimum payments differently. Mortgage insurance, property taxes, homeowners insurance, HOA dues, closing costs, program rules, servicer calculations, and verified borrower details can also change other calculator results.
What should I compare besides the monthly payment?
Compare cash needed, loan term, closing costs, interest paid over time, whether other debts are being paid off, and how long you expect to keep the property or loan.
