REFINANCE · CASH-OUT

Your current mortgage deserves a strategy—not just a rate check.

Review payment structure, cash-out, debt consolidation, loan term, and whether your existing mortgage still fits what you're trying to accomplish.

START WITH THE GOAL

What would make a refinance worthwhile?

Payment? Cash flow? Debt? Equity? Term? Start there—then compare the structure.

Refinance goals

Four common reasons to take another look.

Payment strategy

Review whether a different loan structure could better fit your monthly budget or longer-term goals.

Cash-out

Explore whether available home equity can be accessed through a cash-out refinance.

Debt consolidation

Compare the payment and cost tradeoffs of using mortgage financing to restructure higher-cost debt.

Term change

Review a shorter or different term and how that changes both payment and long-term interest cost.

Refinance programs

Traditional and Non-QM refinance options in one place.

A refinance strategy can involve more than Conventional financing. Depending on the property, borrower, and documentation, Billy can also compare government, jumbo, self-employed, investor, and other Non-QM options.

FHAFHA refinance paths may be available for eligible borrowers and properties, subject to current program guidelines.
VARefinance options for eligible veterans, service members, and qualifying borrowers.
JumboRefinance options for eligible higher-balance loans and properties.
Bank Statement / Self-EmployedAlternative income-documentation options for eligible self-employed borrowers when conventional documentation may not fit.
DSCR / InvestorInvestment-property refinance options that may qualify primarily from the property’s rental cash flow.
Other Non-QMAdditional alternative-documentation and investor refinance programs may be available depending on lender guidelines.
Refinance vs. home equity

Sometimes the better answer is leaving the first mortgage alone.

If the real goal is accessing equity, it may be worth comparing a HELOC or home-equity option before replacing the existing first mortgage.

Refinance

Replaces the existing mortgage with a new loan.

HELOC / Home equity

May provide access to equity without replacing the first mortgage.

Common questions

Helpful answers before you move forward.

When is refinancing worth reviewing?

Review it when the goal is clear: payment, term, cash flow, equity access, or debt structure. Costs, break-even timing, and total interest matter alongside the rate.

How is cash-out refinancing different from a HELOC?

A cash-out refinance replaces the existing mortgage. A HELOC is generally a separate line, so the first mortgage stays in place.

Are there closing costs?

Most refinance scenarios include costs. The amount and how they are paid vary by loan, lender, property, state, and market conditions.

Will I skip mortgage payments after refinancing?

Do not treat that as guaranteed savings. Closing timing, prepaid interest, escrow, and the first due date affect cash flow and should be reviewed in the final disclosures.
